The Horatio Chapin House, located in South Bend, Indiana, is a historic gem that embodies the rich heritage of the region.

History of this House

In 1831, Horatio Chapin, a Massachusetts native, arrived in South Bend and became one of its early settlers.

His role at the State Bank of Indiana enabled him to make a significant land purchase and develop a 40-acre estate.

“Chapin was not just a banker, but a visionary who saw potential in South Bend’s landscape,” notes Ross Van Overberghe, South Bend’s historic preservation administrator.

By 1857, Chapin had completed the construction of his 4,968-square-foot Gothic Revival home.

The estate, which included gardens, an orchard, and winding paths, was inspired by the landscape architecture principles of Andrew Jackson Downing.

A Legacy of Stewardship

Over its 167-year history, the Chapin House has seen nine owners, each contributing to its preservation.
Geraldine Hathaway, who owned the house for three decades, recalls, “When we bought it in the 1980s, it was painted Pepto-Bismol pink with eggplant trim.

It took more than three years of professional renovations before we could move in.”

Gabriel Radle, the current owner, emphasizes the unique responsibility that comes with such a property: “You don’t see yourself as owning the house.

You see yourself as caring for the house and bringing it forward to pass it on to another generation.”

National Recognition

In 1982, the Chapin House and its surrounding neighborhood were added to the National Register of Historic Places, cementing its status as a significant historical asset.

Exterior Features

This house showcases classic Gothic Revival elements, including a steeply pitched gable roof, decorative fish scale shingles, board and batten siding, and lancet windows with intricate stained glass accents.

Real estate agent Steve Bizzaro observes, “This neighborhood has been resurrected by personal homeowner investment.”

The sale represents an opportunity for a new steward to continue the legacy of this historic South Bend landmark.

As Hathaway advises, “I hope the next people are not just lovers of old homes, but understand that they are costly to maintain, they require constant attention.”
